About KNR Constructions
KNR Constructions is a construction estimating company. We prepare cost estimates, quantity takeoffs, bid packages and project schedules for contractors, owners and design teams across the United States, and we build every estimate so the numbers can be checked line by line.
What we do
Our work starts where most estimating problems start: with the quantities. We measure your drawings by trade, price the work from published wage and price data, and hand back a workbook your team can audit, edit and bid from. The service catalog is grouped the way projects are bought:
- Estimates and takeoffs: Whole-project estimates, quantity takeoffs, bid packages and estimating staff at every design stage.
- Trade packages: Priced takeoffs for each trade, laid out the way the specification is written.
- Building types: Homes, multifamily, commercial interiors, industrial buildings and public work.
- Clients: Estimating built around how general contractors, trade contractors, owners and designers buy work.
- Scheduling: CPM schedules in Primavera P6 and MS Project, resource loading and delay analysis.
- Software: Takeoffs and estimates delivered inside the platform your team already runs.

How an estimate is built
- Review the documents. We read the drawing set, specifications and addenda you send, confirm the scope and the trades to price, and list anything missing before we quote. The fee is agreed per project before work starts.
- Measure the quantities. Each quantity is taken off the drawings by trade and CSI MasterFormat division. The unit, the measurement rule and the sheet it came from are written next to the line, and the marked-up pages come back with the estimate.
- Price labor and material. Labor is built from published U.S. Bureau of Labor Statistics wage data plus burden and productivity. Material and equipment start from national average unit costs adjusted with published price data, and your own supplier or subcontractor quotes replace them wherever you have them.
- Check and deliver. A second estimator reviews the takeoff for scope gaps, units and arithmetic. You receive an Excel workbook, a PDF summary and the marked-up drawing pages, with clarifications and exclusions written out.
What you receive
Each estimate is delivered as an Excel workbook and PDF summary, with marked-up drawing pages. The workbook carries one line per item with its quantity, unit, unit rate and extended cost, organized by CSI division so it drops into your own bid summary or schedule of values. Assumptions, clarifications and exclusions are listed on their own sheet rather than buried in the totals.
Who we work with
- General contractors bidding hard-bid and negotiated work
- Trade contractors who need priced takeoffs for their division
- Owners and developers setting budgets and checking bids
- Architects and engineers testing design options against cost
- Home builders and remodelers pricing residential work
What we stand by
- Every number is traceable. A quantity without a unit, a rule and a source is a guess. Ours can be re-measured by anyone holding the same drawings.
- Scope is written down. Inclusions, exclusions, alternates and allowances are listed, so two bids built from our numbers can be compared line by line.
- No invented figures. We do not publish made-up averages, win rates or turnaround promises. Where a number depends on your market, we say so and show the input you need.
- Your drawings stay private. Plans you send are stored privately and used only to prepare your estimate. If your project needs a confidentiality agreement, ask before you send the drawings.
How we check our work
Before delivery, every estimate is reviewed by a second estimator who re-checks scope against the drawings and specifications, confirms units and conversions, and re-adds the arithmetic. Pricing inputs are dated, so you can see which wage and price data the estimate rests on and refresh them before bid day.
Learn the method
Our guides explain the same method we use on paid work: start with how a construction estimate is built, the quantity takeoff process, or browse the estimating blog.
Work with us
Send your plans with a short scope and we will reply with a fixed fee for the estimate before any work starts. You can also email the drawings to contact@knrconstructions.com.
